Preparing for boiler servicing

Boiler servicing is planned maintenance rather than a substitute for investigating an existing breakdown. When booking, describe any pressure loss, unusual noise, error code or interruption to heating or hot water. This allows us to discuss whether the appointment needs a repair assessment instead. Keep the make, model and any previous service paperwork available so the appliance and its history can be identified.

The service work depends on the appliance and the manufacturer’s instructions. Access to the boiler, flue arrangements and relevant controls may be needed. Please tell us about cupboards, restricted access or anything that could affect the visit. Avoid removing the boiler casing yourself. If a defect or additional work is identified, we explain the findings and discuss the proposed next step separately from the agreed service.

After boiler servicing, keep the record with your appliance documents and check the manufacturer’s requirements for future maintenance and warranty evidence. If you arrange work for a tenant, confirm who can provide access and authorise any additional repairs. A routine service should not be assumed to replace a landlord’s separate legal gas-safety duties. The Gas Safe Register explains registration and gas-safety responsibilities, and our boiler repairs service covers enquiries about an appliance that is already faulty.

Frequently asked questions

No. A service is planned maintenance and inspection. If the boiler already has a fault, such as no heating, no hot water or an error code, tell us when booking so we can discuss the boiler repair assessment.

Follow the manufacturer’s servicing instructions and any warranty conditions for your boiler. Annual servicing is commonly specified. If you are unsure when the last service took place, share the appliance details and any available records.

Provide safe access to the boiler and its controls, and have the make, model, service record and any warranty paperwork available where possible. Let us know about access restrictions or symptoms before the appointment.
